What Are Free Radicals and Anti-Oxidants All About?

We hear a lot about free radicals and anti-oxidants. You may be wondering what the fuss is all about and whether it merits any action on your part. Free radicals are chemicals in our bodies that behave like a tightly wound spring with a hair trigger, just ready to be set off. When they go off and ?unwind,? they transfer their energy to other molecules, essentially winding up those molecules? springs. And this can progress into a chain reaction. The problem is that the process of winding and unwinding damages the molecules. They no longer perform the function the body needs them to perform. Even worse, they can become toxic to the body.

Free radicals are a normal part of metabolism. Our bodies are designed to produce them and to manage them safely. Anti-oxidants are chemicals our bodies use to snuff out the energy of free radicals and prevent chain reactions. But our bodies were designed hundreds of thousands of years ago, and times have changed. In modern society, we produce free radicals at a rate that overwhelms our pool of anti-oxidants. Without enough anti-oxidants to absorb the free radicals? energy in a safe way, they cause chain reactions and create a lot of damage at the molecular and cellular level. It?s the kind of damage that, over time, weakens our tissues and organs and leads to degenerative diseases, like hypertension, arthritis and cancer.

We can protect ourselves in two ways: by limiting exposure to free radicals and by increasing the availability of anti-oxidants. Free radicals are produced by; excessive exposure to the sun (avoid that), pollutants and toxins in the air, water and food we eat (limit those), heavy exercise and stress (manage that). As you can see, we cannot fully escape the sources in our lives.

We can, however, do a lot to increase our pool of anti-oxidants. Food is the first line of offense. Whole, plant-based foods (unprocessed or minimally processed) such as grains, fruit, vegetables, nuts, seeds and unrefined oils are terrific sources of anti-oxidants. Rather than trying to cherry pick, it?s easiest to simply eat a varied diet rich in whole foods. The more richly colored a food, the better. So with vegetables, choose dark greens, yellows, oranges, reds and purples.

Finally, you can also boost your anti-oxidants with four vitamins and minerals supplements. They are vitamin E, vitamin C, beta-carotene and selenium. You can purchase them as single supplements or in a multi vitamin and mineral.

The effects of these harmful radicals are one of those things that in the short term will go unnoticed. But slowly building over the years, they can be the cause of serious degenerative diseases that can be very difficult to reverse. Make anti-oxidants part of your life. Taking action is easy and the time is now.

Uzbekistan, key to Afghan war drawdown, to ban foreign military bases

Today, Uzbekistan?s upper house of parliament approved a new bill banning any foreign military bases on its territory in what appears to be an effort to appease regional power Moscow.

The bill still has to be signed by Uzbekistan?s president. But it appears to quash growing rumors that Tashkent may allow the US to open a military base in Uzbekistan to replace the major air base in neighboring Kyrgyzstan, which is due to close in 2014. It also raises questions about Uzbekistan?s support of the NATO-led operation in Afghanistan.

The proposed bill will have an impact on US-Uzbekistan military cooperation, says Joshua Foust, an expert on Central Asia. "Uzbekistan has never been friends with the US per se. And this decision can be explained by Uzbekistan's desire not to be portrayed as an American puppet," he says.

RELATED Think you know Asia? Take our quiz

Uzbekistan left the Collective Security Treaty Organization (CSTO), a Russia-dominated post-Soviet security alliance, in June. Because CSTO members cannot host a foreign base without consent from the rest of the members many interpreted Uzbekistan?s decision as a step forward to open a US base there. The growing number of visits to Tashkent by US diplomats and high profile state officials seemed to support this view.

Moscow has been expressing concern over Uzbekistan?s rapprochement with the US, and Russian media have been publishing reports about the ?New Great Game,? a struggle for the influence in Central Asia.

?Uzbekistan should analyze all repercussions of widening military cooperation with the US,? reported Russia?s popular daily newspaper Kommersant. Regional media reported that the reason for US Assistant Secretary of State Robert Blake?s visit to Tashkent earlier this month was aimed at securing an agreement on a US base there.

Though Secretary Blake told journalists that the US had no intention of opening a military base in Uzbekistan, his statement didn?t stop speculation.

Uzbekistan hosted an American air base in Karshi Khanabad after 9/11. But when the Bush administration criticized the government after the Andijan massacre in 2005, where Uzbek National Security Service troops fired into a group of protesters killing at least 187 people, the Uzbek government demanded the US vacate the base.

WARMING RELATIONS WITH THE US

What has happened since then has puzzled and angered human rights activists: Relations between the West and Uzbekistan have steadily improved, and all sanctions imposed on Uzbekistan after 2005 have been lifted one by one, despite its poor human rights record.

One possible reason is that the West has been increasingly dependent on Uzbekistan?s support of the war in Afghanistan. When Pakistan closed the main NATO supply route in November, the Northern Distribution Network (NDN), a route that relies on Uzbekistan, took up the slack ? about 75 percent of all non-lethal cargo was shipped through the NDN supply route mostly via Uzbekistan. And though the NATO supply route was reopened this summer, a significant portion of materiel is expected to exit Afghanistan via Uzbekistan.

However, it appears as though this new foreign policy decision is aimed at appeasing Moscow, says Sanat Kushkumbaev from the Kazakhstan Institute of Strategic Studies.

?Uzbekistan didn?t make public the entire document, only some bits including the part on foreign bases. This only shows that Uzbekistan is trying to send a message to Russia and its neighbors that Tashkent is not going to make a U-turn and host US bases on its territory.?

Russia is an important trade partner, and its political influence in Central Asia is very strong, so the latest move could simply be Uzbekistan attempting to balance its relationship with Russia.

Still, it does raise some questions on the future of Tashkent?s military cooperation with the US and NATO.

MAY NOT BE WHAT IT SEEMS

Experts say it will take some time to see what the ban will mean in practice. Some say the ban on foreign bases might not affect any current contracts with the US. Some observers even suggest that Uzbekistan may still consider hosting a base, but use another name for it and point to the case of the Manas base, which was renamed as a Transit Center after the Kyrgyz government threatened to close it.

Some observers say the new bill may actually signal that Tashkent wants to negotiate the price of its services as Kyrgzstan did in 2009. It may also be looking to raise the fee for the transit of goods going to and from Afghanistan via NDN. This supply route is already proving to be costly and according to the US Senate?s Committee on Foreign Relations, in comparison to the Pakistani route, each truck shipped via NDN costs about $10,000 more.

Tashkent-based political analyst Farkhod Tolipov says Uzbekistan's ban is in an effort to prevent militarization in the region. "Any new base will only lead to a geopolitical competition."

But ultimately, he says, "Uzbekistan wants to portray itself as an independent actor in international relations and respond to all sorts of rumors around its foreign policy [including] the US base."

THE RACE: Bush looming over GOP meeting _ by video

The legacy of former President George W. Bush hovers over the Republican National Convention even though he isn't attending or even mentioned much.

But there are plenty of reminders ? including a video being shown Wednesday night showing both Bush and his father, President George H.W. Bush. Also, the large "debt clock" in the convention hall showing the national debt at over $15.9 trillion and rising.

Mitt Romney, who gives his acceptance speech Thursday night, likes to taunt President Barack Obama for presiding over the biggest rise in the national debt of any U.S. president.

It's up $5.3 trillion so far under Obama. But Bush is a close second, with a $4.9 trillion rise over the eight years he was in office.

Many of the stimulus and bailout programs Republicans like to skewer Obama for actually originated with Bush. And the deep recession that confronted Obama began in December 2007 when Bush was still president.

Bush's former secretary of state, Condoleezza Rice, was one of Wednesday's featured speakers and his brother, Jeb, speaks Thursday.

But both are there to praise Romney, not Bush.

The most-recent GOP president remains a divisive figure in U.S. politics. And the last thing Romney needs, with the race so close, is more divisiveness.

Not attending or speaking seemed just fine with Bush. He's mostly stayed on the sidelines, endorsing Romney ? but hastily and with few words. He skipped the 2008 GOP convention too, addressing delegates by video.

Romney ducked out of his own convention Wednesday to tell the American Legion Convention in Indianapolis he would fight against threatened "reckless" defense cuts and "get American to work again," before returning to Tampa, Fla., for running-mate Paul Ryan's Wednesday night acceptance speech.

Obama ended a two-day, three-state campaign swing with a rally in Charlottesville, Va.

With Less Than 2 Weeks To Go, 50% Of Kansas City Neighborhoods Haven?t Reached Their Google Fiber Goals Yet

Google Fiber rabbitJust over a month since it launched its "Google Fiber Rally" in Kansas City and with under two weeks to go, only about 50% of Kansas City, MO and Kansas City, KS neighborhood have reached their pre-registration goals to get access to the company's new gigabit Internet connection and TV service. On the Kansas side of the city, the majority of "fiberhoods" are still quite a few sign-ups away from reaching their goals and only 33 out of 74 neighborhoods have passed Google's threshold so far. Things are looking better in Missouri, where 67 out of 128 neighborhoods have reached Google's goal. There are also still a few neighborhoods on both sides of the city where nobody has signed up for Google Fiber yet.

Republicans launch convention assault on Obama

TAMPA, Florida (Reuters) - Republicans launched a sharp assault on President Barack Obama's economic record on the first full day of their convention on Tuesday and praised Mitt Romney as a leader who could rein in big government and kick-start a stagnant economy.

After a storm threat delayed the gathering one day, Republicans formally nominated Romney and his running mate, Paul Ryan, to challenge Obama for the White House in a November 6 election that polls show is tight.

Republicans repeatedly accused Obama of being hostile to small business owners, burying them under high taxes and excessive regulations that stunted job growth. His signature healthcare overhaul, they said, was big government run amok.

"It's time to end this era of absentee leadership in the Oval Office and send real leaders to the White House. America needs Mitt Romney and Paul Ryan and we need them right now," said Chris Christie, the combative New Jersey governor who delivered the convention's keynote address.

"Mitt Romney will tell us the hard truths we need to hear to put us back on the path to growth and create good-paying private sector jobs again in America," he said.

Republicans are using the convention to make the case for booting Obama from office while presenting a softer side of Romney, who has struggled to overcome a "likability gap" with the president and refute critics who paint him as a job-killing, out-of-touch former private equity executive.

Obama, campaigning in Iowa and Colorado, dismissed the Republican attacks and told a rally in Ames, Iowa, that the agenda his political foes were rolling out in Tampa made for a "pretty entertaining show."

He also accused Republicans of stretching the truth in a multi-million-dollar ad effort to get him out of the White House.

"They'll just make stuff up if they have to. They're doing it already," he said at an event in Fort Collins, Colorado. "Sometimes -- how do I put this nicely? -- they will just fib."

Polls show Romney trails Obama badly with women, and the convention featured a series of women speakers capped by Romney's wife, Ann. She said her husband had attacked every challenge - from reviving the struggling Salt Lake City Olympics to helping her battle multiple sclerosis and breast cancer.

"At every turn in his life, this man I met at a high school dance has helped lift up others," Ann Romney told the convention. At one point she shouted to fans: "I love you, women."

"A storybook marriage? Nope, not at all. What Mitt Romney and I have is a real marriage," she said in a speech timed to air during the one hour of prime-time coverage by U.S. broadcast television networks. "You can trust Mitt."

The former Massachusetts governor, who flew to Tampa earlier in the day, came onstage and gave his wife a kiss after her speech, getting a rousing reception from delegates.

But even as Republicans tried to show a united front against Obama, it was clear the bitter party divisions evident in the long and bruising presidential primary battle have not been resolved.

'DISENFRANCHISED'

Supporters of libertarian congressman Ron Paul of Texas and other conservative activists briefly disrupted the opening session, booing a decision to unseat Paul delegates from Maine and institute rules changes they believe will weaken their power in the next election cycle.

The rules changes, approved by the convention on a voice vote, will bind delegates to the results of a statewide vote and reduce the role of smaller state-level conventions where Paul had success.

Opponents of the move said Romney's operatives and the party's establishment were trying to freeze them out. Some noted that during the state-by-state roll call of delegates to count votes for the nomination, only Romney's vote totals were announced from the podium.

"We were disenfranchised by our party. We won't participate with this chaos," said Russell Montgomery, 52, of St. George, Maine. "We won't legitimize this fiasco. This is as bad as the other party - the corruption."

Former U.S. Senator Rick Santorum, Romney's chief rival in the primaries and a favorite of social conservatives who have had trouble warming to the former Massachusetts governor, addressed the convention but mentioned Romney by name only three times.

"Under President Obama, the dream of freedom and opportunity has become a nightmare of dependency with almost half of America receiving some government benefit," Santorum said.

Republicans painted Obama as a force for expanding government and said his policies had failed to bring down high unemployment or control budget deficits and federal debt.

The theme for the night, "We Built It," was a reference to Obama's "you didn't build that" comment in July that Republicans have used as an attack line against him. The comment referred to the government help that business owners receive.

"We can do better. We can do a lot better. It starts with throwing out the politician who doesn't get it, and electing a new president who does," House of Representatives Speaker John Boehner said.

Republicans hope the convention will not be overshadowed by Hurricane Isaac, which hit the Louisiana coast not far from New Orleans on Tuesday night, just before the seventh anniversary of Hurricane Katrina's deadly strike on the city. They also worry about being seen celebrating Romney's nomination while swathes of the Gulf Coast are under storm threat.

While Tampa was spared the brunt of Isaac, a destructive landfall in Louisiana could create uncomfortable split-screen television images of the convention juxtaposed with the hurricane.

The Republicans used the first night to highlight some of their rising stars. Christie's speech, aimed at firing up the party's conservative base, offered plenty of lessons he learned as a Republican governor in Democratic New Jersey who has become known for his in-your-face style.

"I know this simple truth and I'm not afraid to say it: our ideas are right for America and their ideas have failed America," Christie said. "We win when we make it about what needs to be done; we lose when we play along with their game of scaring and dividing."

Delegates said Christie's speech set the right tone for the gathering, which concludes on Thursday with Romney's nationally televised acceptance speech.

"It was powerful. The message was on target, reducing the deficit, reducing unemployment," said David Rusate, from Southbury, Connecticut, said of Christie. "He's a real people's man."

Artur Davis, a black former Democratic congressman from Alabama who switched to a Republican, said he had been fooled by Obama's promises in 2008.

"But dreams meet daybreak: the jobless know what I mean, so do the families who wonder how this administration could wreck a recovery for three years and counting," Davis said.

UDOH Launches New Website to Combat Obesity

(Salt Lake City, UT) ? With
nearly 60% of Utah adults overweight or obese, the Utah Department of Health
(UDOH) Physical Activity, Nutrition & Obesity (PANO) Program has launched a
new website, www.choosehealth.utah.gov, to help
individuals and families choose healthy options.

The website contains sections for families, schools, health care providers, and businesses that provide tools and information on general health, fitness, and obesity prevention.? The goal is to support Utahns in moving more and eating healthier through changes in their schools, communities, worksites, and in health care settings.

A key feature of the website allows individuals to search a resource list by county or ZIP code to find information on local gyms, community farms, obesity-related conditions, and many other health resources.?

PANO staff say the site is a particularly good resource for parents with children heading back to school. Because research shows parents and caregivers are the primary influences on children, the site provides nutrition and exercise recommendations, and information on numerous school programs to help encourage healthy lifestyles among children during school hours.

?The site gives Utahns critical tools and advice to make those healthy changes in their lives,? said Rebecca Fronberg, PANO Program Manager. ?We hope it will help families take steps toward better health.??

Obesity is a public health priority because of its associated risk with many other chronic illnesses such as heart disease and diabetes.

Gold Still A Sound Investment

PHOTOS.COM

Ahead of the annual monetary policy gabfest at Jackson Hole retreat in Wyoming, members of the Board of Governors of the Federal Reserve have been quietly hinting that another round of stimulus or ?quantitative easing? (inflationary money printing) may be on the horizon.

Speculation that the Fed will again act and questions about its continued near-zero interest rate policy and what long-term effects a new round of quantitative easing will have on the U.S. economy have created some volatility in markets. But one area where volatility has been remarkably low (not surprisingly given historical evidence) is precious metals.

Over the next 18 months, most analysts expect gold prices to fluctuate little between $1,750 and $1,800 with a high side of $2,000. As the European Union continues to falter and talk of the U.S. economic cliff becomes louder and more constant, precious metal prices can only improve. Silver should stick it out in the mid $30s per ounce range over the 18-month period, but economic uncertainty has the potential to push the lesser precious metal to unchartered highs, according to some market watchers.

While investing in physical gold and silver is a good idea in the eyes of most well-prepared investors, it is also a good time to reap benefits from investments in precious metal-mining operations.

Over the past four weeks, gold and silver shares have outperformed Standard & Poor?s 500 index with gold up by about 3.3 percent and silver 9.1 percent. Analysts expect further upward mobility.

How To Purchase Exercise Equipment That Is Right For You

How To Purchase Exercise Equipment That Is Right For You

You may have tried all kinds of strategies to get into shape, from crash diets, marathon training, hypnosis, various stretching exercise, but in recent years, many people have elected to start using home exercise equipment. You purchase physical fitness equipment in hopes that, without the hassle of going to the gym, you will have the discipline to develop and stay in a decent workout routine. However, few people have the budget to put together a total training room that can rival that of even the smallest gyms. With this limitation, what kind of home exercise equipment should a you purchase?

Before you buy you need to identify your fitness goals, determine your budget, and know how much space is available. A ?home gym? can be a place where you exercise and lift weights, and a home gym is also a compact unit of equipment designed to allow you to perform many exercises at the one station.

These are also called ?multi-gyms? ? workstations designed to fit into a spare room, basement or garage so that you can do weight training at home.

The most-popular, mid-range multi-gyms usually include the following:

adjustable bench for sitting or recliningstacked metal weights with pin selection for loadpulldown bars mainly for the lat pulldown back exercisepress bars for pushing and pulling, for shoulders, arms and backleg extension system for quadricep muscles of the thighleg curl system for exercising the hamstrings at back of the thighseated cable row system for back and arms exercise.

(About.com ? Paul Rogers)

Maintaining good cardiovascular health is important, too. Although exercise bikes, treadmills and stair climbers are some of the most popular choices for a home gym, the options don?t end there. There are several other types of fitness equipment suitable for a home gym including elliptical trainers, rowing machines and trampolines. Many people decide to buy a bicycle for their home exercise equipment as a way of getting out of the house and doing something.

You have your personal reason to workout; here are some factual incentives to stay in shape. According to the U.S. Department of Health and Human Services:Heart disease is the leading cause of death among men and women in the United States. Physically inactive people are twice as likely to develop coronary heart disease as regularly active people. 37% of adults report they are not physically active. Only 3 in 10 adults get the recommended amount of physical activity.

Regardless of what kind of exercise habits you currently have, you should select home exercise equipment that will motivate you to create a realistic exercise routine. Your first piece of home exercise equipment should provide a workout that concentrates on your first fitness goal. If you can make working out in your home a rewarding experience, and not simply work that you guilt yourself into doing, then you are much more likely to get years of use out of your home exercise equipment.

Property VAT: Aam admi caught in the midst of builder-govt tussle ...

Buyers who bought under-construction flats?between 20 June 2006, and 31 March 2010 in Maharashtra? are now being forced to shell out additional cash as developers attempt to pass on the burden of? Value Added Tax which they will have to pay with retrospective effect.

The Sales Tax Department has served notices on builders and developers to pay VAT from June 2006 to March 2010 after the? Bombay High court shot down real estate developers? appeal against the tax.

Builders, in turn, have issued notices to flat buyers, asking them to pay the tax amount even though the department has clearly stated that the onus to pay the tax liability is on the developer and not the property buyer.

Flat owners pay the price

The government decision, which may hit property owners and the realty industry hard, will help mop up Rs 800 crore. But the burden would be passed on to the consumers who will be required to shell out five percent of the value of the? property bought during that period.

Flat owners are furious, lamenting that they were not informed by the builders that they were required to pay VAT when they purchased their properties between 2006 and 2008. Reuters

Even though the fight is between the government and the developers, it is the end user who is suffering as the developers are creating a perception that the buyer has to pay the tax by saying it will add burden. The builders association in Maharashtra, Credai,? has claimed that each flat buyer in Maharashtra would have to pay up-to five percent additional tax.

For instance, a buyer who paid Rs1 crore for a flat or shop or bungalow anywhere in the state will be liable to shell out Rs 500,000.

Flat owners are furious, lamenting that they were not informed by the builders that they were required to pay VAT when they purchased their properties between 2006 and 2008. Rahil Biliker, who bought his flat in 2006 in Pune has already received a call from his builder to pay Rs 8.5 lakh as interest and liability. At the time of purchase, the developer did not inform him that he is liable to pay VAT ?if he purchased the flat post-2006.

?In India realty is not organised. Neither is it regulated by any constitutional body. Every state comes out with different rule position for a specific period and its not transparent. The clauses are so confusing thereby enabling the builders to fleece innocent customers,? complains another Juhu-based flat owner, who bought three properties in Khar-Danda district between 2006 and 2009.

According to Dilip Shah, Senior Counselor and Analyst for Redevelopment of Housing Societies,? the terms of agreement between the flat owner and the builder plays a key role. ? If the developer has clearly stated in the agreement that any future tax implemented by the government has to be paid by the? buyer, the flat owner is liable to this entire tax. However, if the agreement does not contain the clause, the onus is solely on the builder.?

The builder cartel strangle-hold

To pass on the burden to? end owners? underlines the strong builder cartel in the state, which is more than evident from the astronomical property prices they charge by artificially inflating the rates despite more than 35,000 ready flats lying vacant in Mumbai.

?On the scrutiny of the books of accounts of certain developers after the passing of the judgment of the Bombay High Court, it is learnt that many developers have collected taxes from their customers but have failed to discharge their tax liability by depositing the collected tax into the Government Treasury,? the sales department said in a statement.

This comes despite the builders knowing about this tax and even after they took money from flat buyers for the same, but used the proceeds for investing, Maharashtra Finance minister and deputy chief minister Ajit Pawar had said on Sunday.

?The additional VAT will finally have to be borne by the customers. ?I strongly advocate the government takes a second look at this ruling and take a decision which is equitable and fair to home buyers,? said Kishor Pate, CMD ? Amit Enterprises Housing Ltd & Hon. Secretary, Credai in a statement today.

Another real estate analyst, who did not want to be named, said if buyers refuse to bear this additional burden, developers will once again use their muscle power and harass buyers till they pay up. ?A letter to the owner is just the beginning,? he said. He added that any such ruling which is retrospective in nature has terrible consequences not only for the industry, but especially for the end users. ?This is why the government should always implement forward-looking policies rather than taxing retrospective cases to fill up its coffers,? he said.

The fineprint fight

Some builders have warned that although VAT is 5%, the effective tax works out to be 7% to 8% as it includes annual interest and penalty charges.

However, according to the department of sales tax for Government of Maharashtra website, builders? tax liability will be adjusted against the installments paid by them so far. Although builders claim the VAT is 5 percent of the value of a flat, the sales tax department said it will work out to less than 3 percent as it has offered? deductions under several heads like labour and land costs to developers.? But the developers are also required to pay interest for late payment of taxes.

However, a report in the Economic Times, quoting Maharashtra?s finance minister Ajit Pawar, has said VAT will be charged only on the cost of building material and not on the cost incurred on labour, engineering, architecture and construction services. It added that the government will also provide a waiver on 15 percent interest as penalty on value-added tax (VAT) levied on property transactions between 2006 and 2010.

Before 2006, no VAT was levied on property sale. The state introduced it in 2006 after the Supreme Court passed an order in 2005, putting developers and contractors in the same bracket.

What next

Since the builder?s body has moved the SC, it is not mandatory for builders to pay the VAT till the court passes its judgement.

Challenging the constitutional validity of the government?s move to term developers as contractors and levy vat, the Maharashtra Chamber of Housing Industry (MCHI)-Confederation of Real Estate Developer?s Association of India CREDAI has? gone in for a fresh round of court battle and moved the apex court. The Supreme Court will hear the case on 28 August. Credai wants the VAT to be scrapped, or at least the state to introduce an amnesty scheme which will reduce the tax load.

However,? in an attempt to fight this injustice, a consumer group called FORAM ? Flat Owners? Rights protection Action committee in Maharashtra ? has been formed with consumer interest groups coming together to mobilise public opinion against the VAT on flats sold between 2006 and 2010.

Ruthless Man looks strong for Ladbrokes Greyhound Derby Plate 550 Round 2 Heat 3

In the line-up of six hounds, the J. McGee trained black and white dog, Ruthless Man, looks to be the strongest candidate who is expected to replicate the same he did in the last race when he runs in the Ladbrokes Greyhound Derby Plate 550 Round 2 Heat 3 tonight, August 25.

The two-year-old veteran hound will break from the orange box to unleash his utmost firepower for the sake of the prize money worth ?100.

Winning the 2012 Ladbrokes Greyhound Derby Plate 550 Round 1 Heat 1 on August 16 without the favourite tag was a grand achievement by the dashing dog. The startling thing is that he won that race by the big margin of 6 lengths despite the fact that two of his rivals, Airforce Harlem and Eabhas Fantasy, performed very well.

Prior to this tremendous triumph, the talented son of Top Honcho out of Hillcroft Josie finished first emphatically in an open race on July 14. Since the dawn of the calendar year, he has been winning with regular intervals. His record in the OR format has been impressive and pleasant enough.

At this venue, Ruthless Man has made many marks. Thus, he will be able to march towards the finish line quite comfortably and convincingly tonight. The only competitor, who can impede him on the way, is Deanridge Viking.

Though the Price trained black dog does not pose to be a consistent performer but he has enough potential to trigger upsets.

The son of Head Bound out of Shellys Crown last won in April 2012 when he bagged a couple of consecutive triumphs.

As far as tonight?s marathon is concerned, Deanridge Viking will struggle hard to thrive, giving enough tough time to Ruthless Man.

Thus, both the mighty hounds will fight neck-to-neck, but the success is likely to befall on Ruthless Man who has prepared very well for this contest. ?

By the large, the spectators will get a lot of fun and excitement from the charged action. Let us be a part of this entertainment. Good luck to all the six hounds and exclusively to Ruthless Man.

By Your Own Bootstraps: Quick Tips On Self Improvement | Gifts For ...

Simplify your life by getting organized. You will feel accomplished and your mind will feel clearer. You are going to have the additional benefit of the stress relief that organization gives you. Having everything organized and in place can really calm you down.

TIP! Get as much work done as you can during the day. Something you can do is to increase the amount of short breaks you take throughout the workday.

Personal development is a way that you can improve who you are and can be beneficial to your life. The following article will give you some great tips to help better your life through personal development.

Listening is equally as valuable as speaking when you are communicating. This goes double for personal development. Many people talk to themselves, and this is something you should be doing as well. In addition, listen to yourself very carefully. Listen to yourself in order to be a better person.

TIP! Wherever you happen to be, when a great idea strikes your brain, write it down. Take notebook or journal with you, or even make notes on your cellular phone pad.

Because you allow yourself to be more vulnerable when pursuing personal development, failures can be especially hard to handle. But, in reality, there is a lot that can be learned from each failure that is encountered. It shows you what your strengths and your weaknesses are. If you think of it that way, you can find pride in failure, because the experience has revealed another facet of your character.

Play to your strengths. Always promote the things at which you excel, and make sure you don?t promote something of which you are not capable. Boundaries are important. Every person is an individual with different talents, and we are not all going to be good at everything. Don?t worry about the skills you do not have; focus on what you are already good at.

TIP! If you are falling sort and not meeting goals, step back and look at your issues. Find out some ideas online and look to others who have similar expectations.

As you ascertain your needs and how you will approach them, there is one thing that must be done. You must live life to the fullest, and avoid being a spectator who watches the world go by. If you are observing instead of living, you are not really alive.

If you are in the process of self development, it can be a blow to fail but keep going. However, failing at something really just gives you an opportunity to learn and grow. Failing usually teaches a lesson, but you have to pay attention. It can also tell you more about your weaknesses and strengths. Looking at it this way, failure is a source of pride, because you?ve unlocked another piece of the puzzle when it comes to your development.

TIP! You can?t tend to others needs until your own needs are met. Always give yourself a chance to renew your energy and restore your mind.

Therapy might be the solution for people who have serious issues. Books that teach self help are helpful, but do not contain the one-on-one personal touch you can get from a therapist. Sometimes, success happens by simply talking problems through. Books cannot have a dialog with you to discuss any questions or concerns you might have, the way a therapist or psychiatrist can.

Use your core principals to your advantage. Every person has beliefs that serve their core sense of self. When these beliefs are strong and easily defensible, your confidence will grow by using them as a guiding force in your life. Another bonus is the fact that doing so will encourage you to be steadfast in how you conduct your life, and that is something that will garner great respect.

TIP! Find out more abut sexual capitol and how you can develop it. Sexual capitol does not mean employing your sexuality as a tool in procuring what you want out of life.

To be an effective leader, you must combine humility with power. You must be resolute but compassionate if you want to lead. Also, recall what it is like to serve someone. A true leader upholds the right virtues and practices integrity, something that a person must have in order to succeed as a leader of anyone.

There are plenty of great books on personal development available. A really good book on the subject may set you on a course that will change your life. Make sure you select a book which has a few good reviews because some books in the personal development genre can be very badly written.

Challenge yourself to grow daily. Always work towards making improvements. Seek ways to grow beyond the person you were yesterday.

Do not fret! When you worry, you create a made-up situation inside of your mind that hasn?t yet happened, and in all likelihood, probably never will. As an alternative, think about what the worse case scenario could be and plan how you would cope with it. That way, you will feel prepared, and you will also be able to go on with your life.

TIP! Find texts that help you. In certain cases, this could take the form of religious volumes, in others, it could be a collection of historical quotations.

The way that you feel mentally has a large effect on how you feel physically. Consistent workouts and proper nutrition should be integral to your lifestyle. Remember, a healthy mind and a healthy body go hand in hand.

Exercise can benefit almost anyone, even those who are not trying to shed excess weight. There are many physical and mental benefits to a regular exercise program. When you exercise, your body produces a number of chemicals, such as endorphin, which improve your overall mood.

TIP! If you suffer from anxiety, try going to see a movie with a friend. Doing so will force you to venture to a public place, though one in which you will not necessarily have to interact with others.

Seeing a counselor or therapist can be beneficial. These professionals are trained and experienced in helping you understand and manage the issues you have. They are able to look into your life from the outside and analyze things you can?t see. Discussing your life problems with a counselor or other professional can be very beneficial.

One of the most important things when going down the road to personal development is realizing that you do deserve nothing but the best. Have the self-confidence to perform at your best at all times. When your journey is complete, you will realize how important it was to give things your all.

TIP! If you are feeling ill-tempered, be sure to step back and count to ten prior to taking any action. Breathe deeply and try to relax.

Sometimes people know they want to change but they cannot find out how to do it. Make sure that you set specific tangible goals. If you create a clear goal, you will achieve the results you want.

Having a strong sense of self discipline, can really help you excel in achieving your personal development goals. Use self-control over your body?s desires. Beat bad habits like gluttony, jealousy, lust or greed. However, if you control yourself, these negative desires won?t affect your mental and physical health the way they have done in the past.

TIP! The first step in any personal development program is the realization that you have room for improvement. Compared to the immense universe we are really very small.

Make the important aspects of your life the focus of how you live. The key to attaining inner peace is knowing what really matters and finding the good in what you have.

Take some risks to be truly happy! Do not allow yourself to fear failure more than you desire success. Taking risks may take you out of your comfort zone, but it is not irrational to do so. Taking risks can lead you to the things you want out of life, which will bring you the most happiness.

TIP! A positive attitude is required for you to make any progress in your development. Bad attitudes usually lead you to some place you would rather not be and nearly always impede progress.

Remember that you cannot please everybody, and that you should be your own top priority. You are responsible for your own personal happiness, but this shouldn?t be at the expense of other people?s feelings. When you are able to stay true to your beliefs and the things you value, then you will be happier with yourself and who you are.

Your mind?s health depends on how healthy your body is. Workout regularly and try to consume a healthy diet packed with nutrient-rich foods. Remember, a healthy mind and a healthy body go hand in hand.

TIP! Talking to a counselor or a religious leader can help you relieve stress. These people have a lot of experience and expertise in helping people deal with personal issues, and are licensed to do so.

If you become angry, calm down and count up to ten before talking. Breath deeply and think calm, peaceful thoughts. Make certain you remain calm and steady, and only say what it is you intended to say.

Therapy might be the answer for someone with a real issue. While self-help books can be effective, many cannot provide the benefits that come from personal, targeted interaction with a therapist. Sometimes, success happens by simply talking problems through. Books are unable to open a discussion with the reader that a psychiatrist can.

Establish reachable goals to increase your feeling of accomplishment and satisfaction in life. By discovering your weaknesses and working on them, it is possible to evolve into a better person.

Take stock of your alcohol use to see if you are drinking too much. Are you addicted to smoking cigarettes, or partake in other activities that can hurt your body? The human body is sacred and it is important that you treat yours right. Eliminating bad habits can be a very essential part of improving your life. Take stock of how you are living your life and the habits you have accumulated. Which ones do you think you could get rid of right now?

Life should be approached with wisdom and modesty. Try to learn from choices you make in your every day life. Be sure to notice what things you can change and what you can not change and how those affect the outcome of your choices. A little modesty goes a long way in helping your work within your boundaries. Wisdom about your past will help you to succeed in the future.

This article offers information on how you can better you personality, mental outlook and character to live a happier life. Apply the simple tips laid out here to get you that much closer to making yourself better and living the best life you can

Hobbled Wozniacki says she'll be ready for US Open

Caroline Wozniacki retired from her semi-final match against Maria Kirilenko at the New Haven Open, with a knee injury ending her bid for a fifth straight title in the US Open tune-up.

Wozniacki hurt her right knee in a quarter-final victory over Slovakia's Dominika Cibulkova on Thursday.

She had lost the first set to Kirilenko 7-5 when she called for the trainer.

"It's definitely not the way I would have liked to have finished," said Wozniacki, who was trying to join Martina Navratilova, Steffi Graf and Chris Evert as the only players to win five straight titles at the same WTA event.

"You know, it's unfortunate," the Dane said. "But these things happen.

"It was a difficult decision to stop."

Wozniacki said she opted to play after doctors told her she probably wouldn't make the injury worse. But it troubled her in the first set and she decided to rest her leg for a couple of days in a bid to be ready for the US Open starting on Monday.

Wozniacki suffered her first match defeat at New Haven, where she was the four-time defending champion.

"Unfortunately my run for a 5th straight title here in New Haven came to an end," Wozniacki said on Twitter. "Had to retire because of a knee injury.

"Some treatment and ice and I should be all good for the open next week!"

In Saturday's final, Kirilenko will face second-seeded Czech Petra Kvitova, who defeated fourth-seeded Sara Errani, 6-1, 6-3.

Kvitova, who claimed her first title of 2012 with a victory over China's Li Na at Montreal on August 12, had already secured the top spot in the US Open Series standings thanks to her performance in the series events leading up to the final Grand Slam of the season.

That gives the former Wimbledon champion a chance to claim a $1 million bonus with a victory at Flushing Meadows.

New insights to the function of molecular chaperones

ScienceDaily (Aug. 24, 2012) ? Heidelberg molecular biologists have gained new insights into the function of so-called molecular chaperones in protein synthesis. The team headed by Dr. G?nter Kramer and Prof. Dr. Bernd Bukau of the DKFZ-ZMBH Alliance, a research association between Heidelberg University's Center for Molecular Biology (ZMBH) and the German Cancer Research Center (DKFZ), was able to demonstrate how a molecular chaperone in bacterial cells can influence the formation of the three-dimensional structure of new proteins.

"Our findings have put an end to a scientific controversy about the point in time within protein synthesis at which the folding of a protein into a defined three-dimensional structure begins and the roles played by individual factors involved in the process," says Prof. Bukau. The research findings have been published as an online article in Molecular Cell and are to appear in the journal's print version as well.

Proteins are produced by ribosomes, large molecular machines translating genetic information into long chains of amino acids. But these so-called polypeptide chains only turn into functional proteins after they have been folded into stable three-dimensional structures. Incorrectly folded proteins can have devastating effects on cells or even the whole organism. Examples are neurodegenerative disorders like Alzheimer's disease or Parkinson's disease. To prevent folding defects, cells have whole arsenals of folding assistants referred to as molecular chaperones. Some chaperones support folding during protein synthesis at the ribosome. Up to now, the precise details of this complex process were largely unknown.

The Heidelberg molecular biologists have now succeeded in supplying a more exact description of a chaperone called Trigger Factor from the bacterium Escherichia coli. To this end, all the components required for protein synthesis were isolated from bacterial cells and the protein folding process was observed during synthesis in the test tube. "It turned out that in the beginning of synthesis the growing polypeptide chain is prevented from folding by its spatial proximity to the ribosome," says Dr. Kramer. "This inhibition is reduced in the course of synthesis by the fact that the already synthesised parts of the growing chain are increasingly moved away from the ribosome by the addition of new amino acids." Trigger Factor prolongs the effect of the ribosome and also interferes with folding. In the course of translation it binds to the ribosome and the growing polypeptide chain, thus also preventing the folding of parts of the protein already further away from the ribosome. Accordingly, the ribosome and Trigger Factor act in concert to confine premature folding of the nascent polypeptide.

"The surprising thing is," says Dr. Kramer, "that Trigger Factor can also unfold parts of the protein." This activity of Trigger Factor can reverse premature folding attempts of the growing polypeptide chain and facilitate a new folding attempt if the earlier one was unsuccessful. "The essential point is that Trigger Factor only develops unfolding activity when it is attached to the ribosome. In other words, it cannot unfold fully synthesised proteins."

In conjunction with other findings produced by the Heidelberg research team, these new discoveries now represent an extended model of the molecular mechanism of protein folding. At the early stage of protein synthesis, the ribosome prevents premature folding of the growing polypeptide chain. Other important modifications to the protein chain have to be performed here as well. Trigger Factor is not involved at this stage. The binding of Trigger Factor keeps the growing polypeptide chain unfolded until sufficiently large parts of the protein are synthesised so that productive folding can take place. But if the protein has already undertaken premature folding steps when Trigger Factor binds, these steps can be reversed by the unfolding activity of Trigger Factor. In this way the formation of harmful proteins in the cell can be actively prevented. "These findings represent an important advance towards a more detailed understanding of the conversion of genetic information into functioning proteins," says Prof. Bukau. "This process is indispensable for the survival of every cell and every organism."

Berlin plays down flexibility clause in Greek deal

BERLIN (Reuters) - Germany's finance ministry said on Friday a clause in the Greek bailout deal allowing more time for reform targets in the case of a worse-than-expected recession was not legally binding, further dampening Athens' hopes of getting some leeway.

Finance ministry spokesman Martin Kotthaus read out the clause saying talks with the European Union, European Central Bank and International Monetary Fund about Greece's fiscal targets could be reopened in such a case.

But he then added that the passage "has no legally binding status". He did not elaborate.

Kotthaus was talking shortly before a visit by Greek Prime Minister Antonis Samaras to Berlin, where Samaras was expected to ask Chancellor Angela Merkel to support giving his country extra time to meet the conditions of its bailout deal. Kim's Tips for Great Health ? Transition Now

Our SAD (standard American diet) and many products in our homes combine to contribute to a health crisis in our country.?? We are losing our health and our sense of well-being. ?I have done a lot of investigation and study over the past few years in the field of nutrition and natural health.? The movies ?Food, Inc.?, ?Food Matters? and ?Fat, Sick and Nearly Dead? are where I started educating myself about why I need to take control of my own health.? Of all the many books that I?ve read on nutrition, four stand out as the best:? ?Deep Nutrition?, ?Wheat Belly: Lose the Wheat, Lose the Weight, and Find Your Path Back to Health?, ?Health and Nutrition Secrets that Can Save you Life?, and ?The Maker?s Diet?.?? These books have provided the foundation for my current diet and healthy lifestyle.

Here?s a summary of the steps I?ve taken to improve my own health and well being.

What I?ve eliminated:

  1. Hydrogenated oils and trans fats (Crisco, margarine, etc) from my diet.
  2. Vegetable oils.? For cooking I only use organic butter, organic grass-fed ghee and coconut oil. I do use extra virgin olive oil, avocado and macadamia nut oil but not for cooking.? Other vegetable oils are toxic to the body.
  3. Artificial sweeteners.? Aspartame is a genetically modified food with dangerous side effects.? More and more is being discovered each day about how damaging this and other artificial sweeteners are to the body.? They are also implicated in weight gain.
  4. Sugar.? Cancer cells thrive in the presence of sugar and it disrupts your body functions and impairs your immune system.? I use raw honey, raw, organic agave nectar, coconut palm sugar and stevia instead.
  5. Foods and drinks made with high fructose corn syrup or corn syrup. No sodas!? They will damage the liver, are converted immediately to body fat, and increase LDL cholesterol.? I don?t drink store bought juice for the same reason.
  6. Grains (wheat, barley, spelt). Foods that contain gluten can lead to everything from thyroid disorders, trouble losing weight, depression and other mental disorders, digestion diseases, malnourishment, and so much more.? I do occasionally eat sourdough or bread made from whole grains soaked in an acid medium overnight.
  7. Nitrites or nitrates ?(ham, hot dogs, lunch meats, and bacon not labeled as nitrate-free). These preservatives are known to cause cancer.
  8. MSG (in the majority of packaged foods) with is a dangerous neurotoxin which also causes weight gain.
  9. Soy products of any kind unless they are organic and fermented (miso, tempeh, natto).
  10. All conventional dairy products.? Occasionally I will drink raw, organic, grass-fed milk and I do use organic pastured butter and ghee.
  11. Food or drinks in plastic, unless it is in my own BPA-free water bottle.? I don?t cook in/with plastic or store food in plastic containers.? Note: Ziploc bags and Gladware containers are BPA free.
  12. Teflon coated pots and pans.? Teflon is toxic.? I only use stainless steel, glass and hard anodized pots and pans for cooking.
  13. Aluminum Foil because it leeches into the food and aluminum is a toxic heavy metal.
  14. Canned foods. Unless labeled otherwise, cans are coated with toxic plastics that enter the food when the product is processed.
  15. Alcoholic beverages.
  16. Caffeine because it keeps me up at night.
  17. Microwave popcorn because it has dangerous chemicals, preservatives, table salt and GMO corn.
  18. Most fish, unless it?s wild, Alaskan salmon, to avoid mercury, pcbs, and dioxins.
  19. Genetically modified foods (non-organic corn, potato and soy products).? Organic produce is more nutritious due to the quality of the soil it is grown in.
  20. Pork and shellfish to avoid parasites, viruses, bacteria and toxins.
  21. Pesticide laden vegetables and fruits.? I use the dirty dozen list to choose clean produce. (http://www.foodnews.org/walletguide.php)
  22. I?ve eliminate almost all processed foods from my diet.
  23. Dental amalgam fillings because they contain mercury.

What I Eat

  1. I eat mostly fresh and frozen organic fruits and veggies.
  2. I LOVE COCONUT OIL!!? I use it in almost everything.
  3. I eat lots of avocados.
  4. I eat lots of spinach salads with fruit, nuts and vegetables (dressed with olive oil and Himalayan salt).
  5. I use raw honey, raw, organic agave nectar, coconut palm sugar and stevia to sweeten foods and beverages.? Coconut palm sugar is delicious and very nutritious and has a low glycemic index.? I use it in everything.
  6. I also eat plenty of white rice, brown rice, oats and quinua along with organic potatoes for carbohydrates.? I love to eat brown rice and quinua pastas and gluten free tortillas.
  7. I love coconut ice cream and organic dark chocolate.
  8. I cook from scratch.
  9. I drink coconut milk and almond milk instead of cows milk.
  10. I drink 2 cups of green tea every day.
  11. I make bone broth every week to use in soups, stews and vegetables (instead of MSG/bullion cubes).? Bone broth is a super food and it?s delicious!
  12. I eat only organic meats and eggs, usually grass-fed or pastured. ?I eat lots of protein and healthy fats every day.
  13. I use a good quality juicer (Greenstar) and blender (Vitamix) to prepare my juices and smoothies. ?I try to eat plenty of raw food every day.? I love to add flax seed, chia seed and hemp seed to my smoothies.
  14. I drink water from a reverse osmosis filter (to eliminate the fluoride, chlorine and other toxins in our municipal water supplies).? Fluoride contributes to many health problems in America, including thyroid disease, bone cancer, dental fluorosis and decreased IQ in children. Chlorine destroys the healthy fauna in our GI tract.
  15. I eat lots of nuts and seeds.? Brazil nuts, raw cashews, raw almonds, raw pecans, pumpkin seeds, sunflower seeds, walnuts and others all have minerals and fats that are vital to helping the body function optimally. ?I don?t eat any that have oils or MSG listed in their ingredients.
  16. I?ve switched to Celtic Sea Salt and Himalayan Salt. ?There are many different minerals that can be found it sea salt that our bodies need.? Himalayan salt has over 80 essential minerals (table salt only has one, iodine).
  17. I eat prunes.? Prunes have been shown to help keep the calcium in our bones much better than calcium supplements.

Other changes that I have implemented

  1. I?ve switched to an all-natural deodorant (no aluminum). I?m also careful to buy bathing products, sunscreens, lotions and makeup that do not contain toxic substances.? Many are endocrine or brain chemistry disruptors.? (google ?toxic cosmetic? to see lists of ingredients to avoid.)
  2. I use natural cleaning products and avoid bleach.
  3. I?ve switched our entire family to a non-fluoride toothpaste.? The fluoride we consume contributes to our out-of-whack thyroids and can make us gain weight and make it more difficult to lose weight.
  4. I exercise regularly.
  5. I try to get some sun every day. 15-20 minutes in the summer without sunscreen (before skin turns pink) for optimal vitamin D levels and also to improve and maintain good vision.
  6. I sleep well.? I get at least 8 hours of quality sleep per night in complete darkness.
  7. I?ve done everything I can do to decrease exposure to electromagnetic frequencies in my bedroom (no alarm clock, CFL light bulbs or cordless phone by my bed. I sleep on a grounding pad and use a Qlink nimbus to bring harmony to the chaotic EMF fields in our house and bedroom).
  8. I NEVER get the flu shot ? I refuse to knowingly put aluminum, formaldahyde and mercury in my body.? Instead I maintain a strong immune system through diet and supplements. (http://www.flu-treatments.com/flu-shot-ingredients.html)
  9. I spend time in prayer and meditation every day.
  10. I stay connected with friends.
  11. I give back (help people get healthy, mentor young moms, raise amazing kids (I hope) and serve at my children?s school)

I do take supplements

  1. Vitamin D3 ? 1000 IUs in the summer and 5000 IUs in the winter.
  2. Krill oil ? essential fatty acids and astaxanthin for brain health.
  3. One good quality, whole food probiotic daily to build healthy flora/fauna and immunity.? I also eat sauerkraut and kimchi.
  4. Whole food multi-vitamin and mineral supplement for overall health.? Synthetic vitamins are not easily absorbed by the body.
  5. Melatonin for sleep (also a powerful antioxidant).
  6. Garlic, coconut oil, manuka honey and apple cider vinegar ? to stave off bacteria and viruses.

Bill Walsh interviews Vic Conant this Sunday on the Rainmaker Show

Vic Conant is the Chairman of the Board of Nightingale-Conant Corp, the premier publisher of audio personal development programs in the world.

Vic had the great fortune of growing up surrounded by the works of the modern legends of the motivation industry like Napoleon Hill, Earl Nightingale, Dale Carnegie and Norman Vincent Peale to name a few. His Dad, Lloyd, used to have a speaker in every room of the house, including the bathroom. Vic recounts, ?When Dad played Earl Nightingale?s recordings you listened no matter what you were doing!?

After graduating from the University of Michigan and a stint in Viet Nam, Vic eventually joined the family business just as it started publishing other authors besides Earl Nightingale-the first of whom was Denis Waitley and eventually the Whose Who of business and self improvement.

Vic took over as president and in 1986 and has spearheaded its growth to over $40mm in sales making it by far the dominant publisher in its field.

Vic has undoubtedly worked with more of the great self-improvement authors than any other human being alive today. And when an upcoming author in the human potential field wants to get published it is just natural for him or her to seek out Vic and Nightingale-Conant.

Over coming low self-esteem

If we hope to change how we feel about ourself and improve our individual self esteem will require a modification of our emotional state of mind. In order to change our individual emotional state demands changing two core beliefs about ourself. The first is that we aren?t good enough. Second is our image of success and how we meet that self picture. In order to make any alterations to our self esteem or self confidence will require that people can alter the two central values which is usually contrary to our sense of logic

More about how to conquer low self-esteem Keynote Speaker Philadelphia

A self persona of perfection that can not be achieved creates self esteem and confidence problems. When we see perfection in our minds we see a meaning of success that should be and this impression produces happy emotion. The mind normally takes that persona and analyzes it to one?s personal. This comparison ends in judgment of one?s personal and self negativity results if that image is not met. This personal rejection creates self esteem issues and the impression that a person is not good enough. It is when this bogus sense of perfection is eliminated that the opinion of not good enough can dissolve. People have a perception that if they achieve this image of perfection that they will amazingly grow to be happy. Sadly, the image of success does not truly change our individual emotional state in the end. Many people achieve their dreams only to find themselves unfulfilled. The emotional state may quickly change, but our minds will simply put a higher target in front of us and we?ll end up being right back where we began.

So how do we escape this loop and never ending trap? Once a person understands their thinking then they will be competent at changing how they really feel emotionally. The persons primary idea of feeling inadequate and not good enough has to be completely rejected. The particular emotion is not the problem just the resulting symptom of a negative core perception. In order to break down the negative picture requires that we know that we are the ones making the actual self image. Eliminating this issue can only be completed when we recognize that we are creating a self fulfilling negative prophecy that may never be accomplished. Once we understand that the bad core value exist; we will have the starting place at which we can change the self esteem issues. Once the individual breaks or cracks the image of perfection there will no longer be the reinforcing unworthy ?SELF? picture.

Once you identify these thoughts and awareness as controlling your feelings then you will be able to make a change. Now that the primary beliefs are clear in your head; you will be capable of reducing negative factors.

Investing and Cash Flow Strategies Through Insurance

?

?

There are few strategies that could be used to invest or generate extra cash flow through insurance products. Insurance is not exactly part of my usual topics but this post is part of the Insurance Movement hosted by a buddy of mine at Good Financial Cents. It shows the importance of insurance for everybody. Since there are a few ways to invest or generate a steady cash flow by using insurance, I thought it was a good angle to use for this blog. Did you know that insurance could actually generate some great returns? Here?s how:

?

Back to Back

?

The first strategy is for individuals aged between 65 and 75 seeking a stable source of income. Most older investors will get rid of their equities to buy bonds and certificates of deposit. Unfortunately, both investing strategies will lead them to struggle with inflation since today?s interest rates are so low. However, there is another option; they could buy an annuity.

?

The way an annuity works is quite simple; you write a check to an insurance company and it guarantees you a $ amount payable each year for the rest of your life. For example, you write a check of $100,000 in exchange of a yearly payment of $8,000 (so 8%). The amount of the annuity will depends on your age (this is why it becomes interesting only at 65 +). The problem with annuities is that they expire upon your death. So if you live only two years after signing the annuity contract, you got a very bad deal!

?

This is when the ?back-to-back? expression comes into play. In addition with the annuity, an investor can also purchase a life insurance policy of the same amount. For example, you write your $100K check, get the 8K payment and buy a 100K life insurance policy (check out how to get the best term life insurance quotes). The payment will be quite expensive because you are over 65 (and this is why after 75, this strategy is useless). But between this sweet spot (65-75), you can pay something like $4,000 per year for such policy. Therefore, you are making a net of $4,000 (4%) from your investment! At your death, your estate will receive the $100K while you have been making 4% on your capital during the time of your life. Not bad, huh?

?

The downsides of this strategy are:

a)????? It doesn?t protect you from inflation (your 8K will always remain the same)

b)????? Your capital is frozen until the moment of your death

The upsides of this strategy are:

a)????? You can generate a higher investment return on your capital in a secured way

b)????? The tax implication of an annuity are better than interest income

c)?????? Your capital is guaranteed

?

It?s a case by case scenario and it?s highly possible that your numbers don?t match this example. But I wanted to highlight the idea so you can discuss it with your insurance broker and make the proper calculations.

?

Investing Through Whole Life Insurance

?

Another way to benefit from your life insurance is to invest through the cash surrender value of a whole life insurance policy. Whole life insurance policies include a possibility to put extra money (once you have paid your premium) ?inside? the policy. This account is called the cash surrender value (CSV). It?s a way to increase the value of your life insurance policy while investing in a tax sheltered investment account.

?

For example, if you have a 100K whole life insurance policy and you put an extra $500 per month in it (the $500 has to be over the premium you already pay), you will grow your cash surrender value account by $6,000 per year + investment returns/losses. This means that after a year, your life insurance policy will be worth $106K (+/- returns/losses).

?

The main advantage of this strategy is that you benefit from a tax free account. Profits earned within your CSV account are not taxable (since the insurance payout upon your death is tax free).

?

However, this strategy is also very limiting. You usually have to buy insurance mutual funds which show the highest MERs in the industry (not a good idea) and you can?t really access your money until you pass away. Insurance brokers will tell you that you can access your CSV at any time? but it?s actually a loan that you?ll be taking on the CSV. Meaning that you will pay interest to borrow your own money!

?

My thought on this strategy; use it once you don?t know what to do with your money anymore and that you have maxed out all the other ways to invest!

?

Do You Know Other Ways to Use Insurance to Generate Money?

?

I?d be curious to know if you have any experiences to share regarding insurance strategies. Here are a few others insurance articles I found interesting in this project:
